been renting here for an year, when I took the apartment, it was informed that the amenities would start in like an year, but its been an year now and there is only an tennis court and the garden as of now, the pool would take atleast an year more as per the facilities manager and the gym 4-5 months more, so if you are planning to rent an apartment based on the amenities. be prepared to wait atleast an year more for it to start

I booked an apartment in this property in Sept 2023 . The sales person promised me a Loyalty points of Rs 3 lakhs as part of this deal which would be given like reward points on Sobha Portal. He shared a written communication from Sobha account , over an email , that these points would be credited by Dec 2023 on Sobha Privilege portal I chased the sales person for 1.5 years , but the conversation hit a wall when I got to know the person has been removed from Sobha group due to fraudulent practices and fake promises to make sale happen. When i contacted sales leaders in Sobha and CRMs , they bluntly said that they are not responsible for what was committed by ex sales person of Sobha ,even though it came from official account , and i should have contacted VP sales leader for such a deal - "As discussed, please note that any commitment given at the time of booking of the unit or later must be signed by an authorized personal of Sobha, not below the rank of Vice President in Sales & Marketing / CRM departments." This SOP was not told nor shared at the time of sale . This is pathetic behavior from Sobha group . False commitments ( verbally and on mail) by Sobha sales person is an integrity issue to be solved by Sobha. But I was amazed to get a response that as a customer, I am responsible for due diligence on commitments done by Sobha official sales person. This is a fraudulent practice to attract sales and cheat customers who rely on the Sobha brand name. Also , Sobha leaders are not shy to accept false commitments. Rather fixing things at their end they are blaming customers and its customers responsibility to do due diligence as Sobha sales folks cannot be trusted. Certainly this goes against the Sobha values of customer centricity and uncompromising business ethics . This malpractice is Sobha's internal problem and customer shouldn't be penalised for the same. Also I am told " Do not worry about 3 lakh points , the property will appreciate much more than that " , these people have guts to make such horrific statements ! The great Sobha sales leaders are Ritesh Patil , Manish and absolutely clueless CRM - Nithya , Pooja Please please do a due diligence on the deal specifics , don't rely on any Sobha sales person

Next to city’s biggest dumpster, ground water and polluted air. Look for all the environmental factors as well before booking this apartment. Life will be hell, as there are fire hazards as well near the dumpster as solid waste are generally burned

I have had a very bad experience with sobha dream garden staff... the customer service is really poor...it has been 2 months since handover...we had raised a few issues but nothing gets resolved...and we cannot contact anybody for the same...never seen a worst customer service than them...the quality of construction maybe gud but if you need any help from the crm team...they are hopeless....ur crm will never respond...the only thing they will tell u is to put a mail for which there will be no reply....pls think twice before u make an investment here....after handover they will not care about the customer...

Worst CRM, post handing over. Entire bangalore projects are getting E Khatha and not able to EKhata with an excuse of government delay. The handover was done on Sep 23, and until today (May 25), the registration has not happened, and clear response. Always says the delay is due to government authorities.
