I saw the model flats and they have placed a maintenance window right in the shower area which is a very bad design. Who places a large window right in the wet area? Its going to be a nightmare to clean and maintain this over long run and shows how even L&T engineers can screw up the design. Concur with other one star reviews. Watch out before signing the agreement! Obviously, the project is heavily overpriced.

Complaint Regarding Unprofessional and Rude Behavior During Inquiry Call for your one of the representative named Aakash Mishra We recently placed an online inquiry and received a follow-up call from a representative named Aakash Mishra. Unfortunately, the interaction was extremely disappointing and concerning. During the call, we began by asking basic questions about the project, pricing, and whether L&T had any other properties within a lower budget. When we mentioned that the current project was beyond our budget and inquired about alternative options, Mr. Mishra responded rudely, questioning why we had even made the inquiry. His tone quickly turned disrespectful, bordering on abusive. This kind of behavior is completely unacceptable and unprofessional—especially coming from someone representing a reputed organization. We expected a courteous, informative discussion, not hostility for simply asking relevant questions. I am escalating this matter to your senior management for review. We hope the company takes this issue seriously and ensures that such behavior is not repeated with other prospective clients.

Next to GKVK with GKVK view. Will be a sought after place if L&T executes this like a true luxury apartment and not like L&T Raintree boulevard

Toooo priceeeeey”. A good view flat will cost 20-21k- Psft. Landed cost on handover including pre emi interest will be 25k Psft. I think this is THE Most Expensive Flat in Bangalore in the launch/ Under construction stage. Pros- 1. Few flats will be facing GKVK with proper view. But be ready to shell out anywhere between 22k -24k Psft for those units. 2. Located on Airport main road . Some may view this as a Con. Cons- 1. Most of the GKVK facing flats’ windows / balconies face North or slightly tilted meaning very less or No direct sunlight in flat. 2. Privacy issue- master plan is such that many apartments look into others’ windows / balconies at a close distance. Not expected at this price . 3. Next to mall - big nuisance. Cabbie / mall goers park on the side road thru which this project has entry. Nightmare for entry / exit especially on weekends. Not to mention the Urinations on that road. Buyers here may have to use 3 Idiots technique. 😊 4. Train Honking- Railway track close by. Less trains ply on this line now and as such noise is not an issue . But In near Future this track is part of Sampige Sub urban rail K-Ride , and trains will be running very frequently. 5. No major open space for outdoor sports amenities . At this price a decent size football ground atleast shud have been given on a 10 acre project. There are many decent options from Tier 1 builders at much lesser price than this.

Please avoid buying this project—you’ll constantly hear the AC noise from Phoenix Mall, day and night. It’s really not worth it. I know families at Raintree Boulevard who have complained about it; they sleep with cotton in their ears just to deal with the discomfort.

New apartment in phase 3 handed over in April has cracks in ceiling all over the flat. Poor construction quality. Project team says seepage is very much normal in this kind of construction. Vessel poor response from LNT Team.
