1 star for the false promises they make.. we were promised apartments tiles and sanitary going to be same as shown in demo flats by sales person… however it is absolute opposite.. cheap and underrated products are used ..absolute different then demo flat. In the contract they have mentioned in case of non availability of items sobha had right to do their own selection. If that is the case then why the hell you are making demo flats. I believe in case of non availability of the product.. substitute product should be identical. Absolute wrong choice i have made

[[ Lack of Clarity and Flexibility in Pre-Launch Pricing ]] I’d like to share my experience with Sobha regarding the pre-launch pricing of Phase 3 of Sobha Town Park – Queens Tower. On December 2nd, I was informed by a Sobha salesperson that the pre-launch pricing would start at ₹13,000 per square foot with a supposed pricing benefit. Given the lack of justification for such a high price, I chose not to respond. Interestingly, by December 12th, the price was revalued to ₹12,000 per square foot, revealing inconsistency in their pricing strategy. What further raised concerns is learning that the last unit from previous phases sold in September was priced at ₹11,000 per square foot. During my direct visit to their place in mid June, the quoted price was ₹11,000 per square foot but the available dimensions extend from 1800 sqft and above. As this is a pre-launch phase on limited units, I requested the same pricing of ₹11,000 per square foot, considering there’s no tangible advantage on offering single balcony, lesser room sizes for 1490 sqft. However, my request was met with the statement that their policy adheres to a fixed price with no room for negotiation. Moreover, Sobha has failed to address key customer questions regarding the completion date, RERA registration number, actual carpet area, and UDS (Undivided Share of Land), citing that their RERA registration is “in process.” for Queens Tower. Instead, they rely on sending well-designed marketing posters promoting their fixed price as a non-negotiable offer, which feels dismissive to prospective buyers. [[ Verdict ]] The shift in people’s demands has significantly shaped market, leading to builders gaining more power to influence policies and product offerings.
