After visiting Bella Vista, my mind changed. Prestige has poor reputation on maintenance. But guaranteed to be a successful project because of brand and the crowd that buys.

Very very Harsh behaviour from the sales person ( Shanmuga Priya). They can place a board in front saying that it's only for upper middle class and people who have money. Others don't waste your time on this. Sales person proudly said even we won't negotiate even for 1rupee. We are a brand and we always have fixed price no negotiation even for 1 rupee. So their target customers are people who has money not the one who are waiting for their dream home by spending their entire life's investment for next 10 to 20 years. Frankly they are telling we won't tell you to buy a home here, this is our price you go and check whether you can pay the payment Or not, if you can't no need to buy a home here. We went with lot of excitement and a happiness before visiting the site but after spoke with the sales person it's totally disappointing and somewhere it reduced our confident also.

Best project to invest in Chennai right now! Very hard to find a 20 acre community project like this in the heart of the city with access to key localities.

There are quite a few positives. Big community and even though they say it will take 4 years for completion they mentioned they will handover all apartments in one go, which is good. Cost is a high, but going rate of big apartments in that road is getting higher every month. So this a concern, but the biggest concern is that for this rate they havent thought through everything. The biggest big red flag is that they will not provide EV charging point in home owners parking. They have only around 20 common EV charging points for 2000+ apartments. There is no way of getting EV ports in you allocated parking, they mentioned it can't be done. So anyone having a EV vehicle or planning to buy one in future should avoid this apartment at any cost.
