A Beautiful Home with One Serious Concern I chose Adarsh Developers because of their premium reputation—and in many ways, the project lives up to that promise. The apartments are spacious, thoughtfully designed, and luxurious. The amenities are excellent, and I genuinely enjoy the home and lifestyle it offers. However, I feel compelled to raise a serious concern that I hope the developers will reconsider. While reviewing the agreement and inspecting the details, I was surprised to find cost-cutting measures in critical areas—specifically, the use of non-toughened glass in sliding UPVC windows. This may seem like a small component, but it can have major safety implications, especially for families with children. In the unfortunate event of an accident, regular glass can shatter dangerously, posing a real threat to life and well-being. As a responsible homeowner and parent, I strongly urge Adarsh Developers to prioritize safety over savings. This is not just about materials—it's about the trust families place in your brand when they choose to make a home here. Let’s not wait for a disaster to realize that a simple decision could have made a big difference. That said, I appreciate the quality, space, and vision behind the project—and I truly hope Adarsh will take this feedback constructively to make the living experience safer for all. Thank you.

dont visit. salesman are rude, treat you as if you are buying for free. they dont care, no effort even in showing sample flat. useless people. on top of that bad location.

Update August 2025 No progress on legal case on clubhouse and entrance land. CRMs / sales people lying left right and center. Downgrading my rating further to 1 star as knowing legal system, this will not see the light of day anytime soon. Prospective buyers - proceed with caution before locking your hard earned money here! Update July 2025 No clarity on clubhouse / entrance yet. Construction not yet started. Sti stick in litigation. (don't go by the copy paste responses of the builder) Also, Construction pace of phase 2 is extremely slow. In past 15 months, only foundation + basement is done. No update on approval for number of floors either Initial review : April 2025 Floor plan is really good. One of the best in bangalore. So will be good living experience if we receive possession on time But after booking the flat last year, i found there are a lot of problems which buyers need to aware of. There is a legal case on portion of the land, (which Adarsh fails to disclose at time of buying ) hence club house work has not started. They have not mentioned the litigation even in RERA affidavit also. Imagine spending 2cr on a flat with club house being a doubt! When confronted with this, they say they will build some "temporary " structure which will be a blatant violation of initial plan. Phase 2 has approval till only 23 floors but they want to build 29 floors. At time of booking, they told they will get permission by mid 2025. Now they are saying they haven't even apllied and will get it only in 2026! After booking, you are assigned a CRM. These CRMs dont respond properly like other tier 1 builders do and give vague copy paste responses. Will keep you posted basis progress on litigation and floors approval. (Also, warning for prospective buyers, most of the 5 star reviews in recent times are not by buyers but probably marketing / channel partners)

Excellent layout and space utilization. Location is attractive for those working in east or south east Bangalore. Once ORR - Gunjur roads improve connectivity will be good as well. Sales team was cordial and helped to close the deal. Thanks to Rishi, Saif, and Abhiram. Looking forward to possession and stay in APH!!!

Bought this property considering floor plan and good amenities (football/cricket ground).But this project is significantly delayed because of the litigation. They hid the litigation information at the time of booking. Clubhouse is delayed and no information if they are getting approval for higher floors for phase 2.Not replying to my emails too. Having a pathetic buyer experience.

There is litigation on clubhouse land which was not conveyed to home owners before. Stay away until litigation is resolved. Update: 5 aug 2025 - The CRM claims the issue will be resolved by December 2025. Until then, it's strongly advised not to make any purchase. Instead of subjecting homeowners to prolonged stress, the builder should have opted for an out-of-court settlement. That approach could have shown Adarsh Group in a more customer-friendly light. Unfortunately, that's not the case here. Bottom line: Avoid investing until the litigation is fully resolved.
