The cancellation and refund process are extremely disappointing. I booked Apartment Unit No: C1541 in your Revolution One – Phase 2 project, located in Padur, Chennai on 29/05/2025 and paid initial payment of ₹50,000. Due to an unforeseen situation in my family, I regretfully wish to cancel the booking for Apartment Unit No: C1541 . I personally met with Mr. Surendar Babu KS, the Sales Manager, on 16/06/2025 and explained my situation. During the meeting, I informed my cancellation request and initiated the refund procedure for the booking amount of ₹50,000, which was paid via card swipe. As per the procedure, I submitted the cancellation request on the same day—16/06/2025. However, to date, I have not received any update or confirmation regarding the refund. I kindly request that you expedite the process and share the current status. I would appreciate your prompt attention to this matter and look forward to a resolution at the earliest. For anyone planning to move in or buy a flat here: Please note — this is not Urbanrise Apartments, it’s Urbanrise PG (Paying Guest)! No guests allowed unless the owner sends an email — one day in advance — with all guest ID proofs. Yes, like checking into a hotel. No guest vehicles allowed — guests are encouraged to stay fit by walking from the gate. Only one vehicle per flat is allowed for tenants — because, of course, it’s all about being eco-friendly. Multiple checks every time you enter — feels like clearing customs at an international border. And that’s just the beginning — there are plenty more surprises waiting for you. So please, come and experience it yourself! 😊

I had purchased two 1 bhk units in this community purely for investment purposes. The whole project has been centered around providing good rental yields and the sales team market it saying there are many universities and colleges in the vicinity. I had a lot of bitter experiences with the CRM prior to registration, which is a long story and which I choose to forget for the sake of my sanity. And now that I've finally registered my units, now the maintenance/ security dictate who I should rent out MY property to. I wonder if they're the ones who paid for the apartment or are paying for the EMI! These people state that students are a nuisance and that I'm not allowed to rent out my unit to students, in which case why market your project saying I can get good rental yields since there are many colleges nearby? And in my honest opinion, students alone aren't responsible for any nuisance or untoward events. It's a huge community and you can't say for sure who's who and what's with people. It is in fact the duty of the security to look into such matters and rather than harassing owners and bullying by dictating terms, they could perhaps do their duty professionally. My brother who's a student resides in one of my units, he has been harassed multiple times and made to wait at the entrance for hours together just because he was a student. Despite clarifying that he's my brother and giving all relevant explanation he was still not permitted. This is how stupid they could be. If they're so cautious as they pretend, I guess they should give a rental assurance (without any brokerage of course) to the owners who have bought purely for investment purpose, post which you can filter who you're renting the units to. And, thanks for the concern you useless maintenance/ security team! But I also do vet my tenants personally before letting anyone into my property. I'd not want shady people in my property as well!
