The property is highly disputed, with more than 50 litigations still ongoing. Square Yards’ channel partner only revealed this information when I specifically asked, after I had already spent an entire day visiting the site. Embassy management claims they have reduced the litigations from 200 to 50 over the last nine years and are confident of resolving the rest. If you’re comfortable with the risk, you can consider it..but be aware of the legal complications.

Of all the properties we visited, we found Embassy Springs most promising. It’s a well planned 288 acre township with villas, apartments, senior living, school, hospital and retail with lots of walkways, a huge clubhouse, 2man made lakes and a natural dry lake in the plan. We found some villas under construction and a few residing. The partments are under construction, school construction looks almost complete, senior living is under construction. However, we didn’t see any construction for the club house, hospital, and retail shops (sales office with a cafe is located here). There’s supposedly 2 man made lakes (we saw one was complete and looks beautiful) and a natural dried lake (dry and barren). The layouts are wide and well planned. Though it is priced more premium than its surrounding areas, we decided on it considering the infrastructure and amenities Embassy will provide hoping they keep their word.

this Embassy Springs project is like Goldmine for Embassy.. the entire development and extensions work is happening with maintenance funds and corpus collected.. no accountability and clarity of the usage of maintenance funds... one has to buy Power from Embassy to construct in the property! even if you pay all the BESCOM charges in advance and deposits! one has to BUY water from Embassy for the construction use even if you pay the BWSSB money in advance and lacs in together! but Embassy buy the water from the Owners Maintenance funds also bill the same Owners for usage ! Embassy also needs security deposits of 10 lacs for construction of a house in advance... Embassy wont allow owners to use the Road side for construction material download nor support any empty plot to store! was told Embassy now trying to build a CLUB HOUSE from the CORPUS FUNDS collected from SPRINGS OWNERS!! its been years togethers OWNERS are struggling to get the RWA Registered.... But no support from Embassy!

If you are interested in buying plot, be aware: There's no guarantee of clubhouse construction (or its timeline) from builder's side. The clubhouse is not part of the approved layout, and the relevant land is owned by the builder, not by society/future RWA. Builder has already converted the remaining 4 acres of man-made lake into additional plots. Other apartment projects in Embassy springs (Embassy Edge, Embassy Verde, Serene Amara) have their own clubhouse in approved layout, but plots section doesn't have it. Giving 3 stars as the project concept is nice, 2 stars less because execution is botched. Builder is hiding behind legalities of things and not delivering on promised amenities.
