I have booked an apartment in Block-C. Would like to check if we have a whatsapp group for the owners to discuss on status of occupation, registration or other things? I believe its essential in long run to discuss things pertaining to the community.

I booked the flat recently at Aparna Synergy. The sales team gives buffer time upto 60 days while booking the flat but once you pay the token amount then accounts team started chasing you with multiple calls and emails threatening you with 18% interest rates and penalties even before they enter into agreement of sale with us. I am very much disappointed with this attitude of Aparna Constructions and Real Estate Pvt.Ltd.

Here are the pros and cons of this project in my view.Pros:1. Most of the builders in Hyd. deliver poor quality apartments. Aparna is relatively better. But stil, they also use cheap components such as cheap toilets, sinks, tiles and windows. Things like tiles and windows are made by companies owned by Aparna and are not of good quality.2. The towers in this project are spaced relatively far apart from each other. In Hyd. builders usually build apartments so close to each other, that give you a cramped feeling.Cons:1. The apartments are at a really bad location. It is adjacent to the main road and also close to the busy Gandimaisamma junction. Vehicle pollution here is going to be high... And your health will get adversly affected.2. This is a remote location with nothing nearby. There are no offices near by and commute to Gachibowli will be a nightmare, through the narrow roads.3. Gandimaisamma area is not a residential area at all. I don't think the Medak road stretch will ever become a residential corridor. There is a constant stream of heavy vehicles going and coming from jeedimetla industries. There are no apartments in this area at all... And supermarkets, restaurants etc. are non existent.4. Just down stream of this road, there are plenty of pharma industries. So pharma pollution is another major concern.

I booked a flat at launch...I feel trapped with their marketing gimmicks...with false appreciation expectations..within 2 years I am paying almost 80% which is not at all acceptable....I need to wait several years for handovers....Agreement is infavour of builder...it is completely unfair for buyers...I don't recommend to any one in this stage ..Still if you want, u can buy after completion..Anyway it is not going increase much in the coming 2 years...you will save lot of interest money .......I feel only one club house and amenities for 3000 flats aren't enough.....
