Little away from city but living here in a row house gives a nice neighborhood vibe but not too cramped. The villa too blends beautifully into its natural surroundings also offering some modern comforts.

We are part of phase one and as all the other review we were also one amongst the owner who faced early payments but no progress after 2023.. Though villa was handed over standards were not followed for a high valued project like these they dint even provided a tiling work in the terrace as other mentioned there were lot of wear and tears as well.. Worst CRM support no customer centric approach but money motivated approach.. Overall worst experience..

I have booked TVS Aaranya villa trusting the TVS Brand name but regret my decision now.1) Delayed registration by TVS team caused loss of Rs 4Lakh for me. I have been requesting TVS for my villa registration since March 2024. However, it was not arranged. Up on confirmation from TVS team, we have travelled from overseas to Chennai in oct 2024 spending Rs. 1 Lakh for our trip. TVS team informed me that we cannot register due to JOINT PATTA issue. However, I have checked with my fellow villa owner who has registered his villa in Sept 2024 and received INDIVIDUAL PATTA just paying only 7% registration fee.I was managed to register our villa only in Jan 2025 and I have paid 9% registration fee which is around Rs 3Lakh more than my neighbour I have lost around Rs. 4 Lakhs due to delay in registration and extra overseas trip made up on TVS confirmation. I have spent my energy and precise time to explain to TVS management but no use. I have submitted individual Patta of my fellow villa owner to TVS team. I am very disappointed on this.2) Poor villa quality. I was shocked to witness around 30 issues during the villa handover(-Rusted metal parts indoor and outdoor-Multiple wall cracks-Cracked & hollow floor tiles- cracked wall tiles and hollow staircase tiles-Water leakage at bathrooms). I was alone there only 7 days from the handover and I afraid that there may be other hidden issues which I may find out after moving in.3) Possession Certificate: TVS has taken signature before visiting the villa during the handover. However, Possession Certificate states that owner has checked and confirmed the villa quality.4) I was in a discussion with TVS sales to book another project. After experiencing so many issues with our villa, I have dropped it.2nd April 2025:As per CRM team’s confirmation, we had booked air tickets and travelled from overseas to Chennai for our villa registration in Oct 2024 and spent Rs. 1 Lakh for this trip.However we were not allowed to register by TVS team. The Rs 1Lakh loss for us. Totally frustrated and disappointed.

Though initially we were a bit unsure of how the villa would look as we had a mixed experience going through the different teams of the builder from day one. However after visiting the model villa, we are bit fine with the way things are progressing. Hope to see the final outcome to be much better and as per our expectations... One of the customer suggested for Solar power/ panel set up in all the villas and water outlet provision in the car park area would be much appreciated. I would be very happy if these are incorporated for all the villas before handover and I am sure this will be one of the best value adds offering for customer.. hope to see this done as part of the package for this project...May 2024: downgrading my rating as there is no support in providing the latest progress pics or video of our villa. Also no communication or flexibility to see our respective villas in person for inspection. Quite disappointed with the way things are taken for granted by the builder after almost the entire payment is completed with some residual outstanding. This is not something expected from a premium builder like TVS folks.Last week of May 2024: After multiple follow ups, the pics of our villa was sharedJuly 20th 2024 update: Just been there over the weekend to the site (just upto the sales office area) and we saw the Tar road getting laid- the last patch near the sales office towards the club house. From club house it looks like the road is already laid till inside.Observation: No periodic communication to customers on the progress of their individual villas after collecting the major chunk of the payment which is not very encouraging for customer to trust TVS folks and I doubt if any of the customers would recommend TVS in their circle of friends.Looks like handover might happen this year for ph 1Sep 27 2014: Attention TVS folks You need to keep your customers informed with transparent communication on the handover and keep them posted with updates regularly on each individual villa owners, else all these reviews will reflect the on ground reality of the dissatisfaction of your customers and this will impact your new buyers for your next projects. Just be aware of this and take good care of your customers and plan the handover with the schedule details ASAP. Your ratings will reflect based on this.Nov 2024: Handover of few villas of Phase 1 communication received. Fingers crossed eager to see those completed villas in terms of quality and other parameters. It is unfortunate that the TVS folks do not allow the remaining owners to see the completed villas yet. Zero customer centricity for the customers which we can see only in TVS. The Casa Grand folks are much much ahead in this compared to TVS and you folks need to look around your competition and adopt those good things from themFeb 2025: Bit shocked to see the compound wall as the height is quite low and any intruder from outside can jump inside and this is really unsafe and would urge the builder to have these compound walls to be fenced at a higher level to fix this issue. The same concern was raised by another member in the reviews here with the picture which is the case across all the villas especially on the extreme end east side towards the end of the community where the compound wall is shared with the temple with the overhead water tank and adjacent empty plot along with some flats where there is a drainage running.Feb 25 2025: Have posted another pic today, where the compound wall has multiple cracks and it has the EB box fixed to the wall and this can collapse anytime posing a high risk during rains for life and this is the state of the quality of TVS.Mar 2025: Overall I feel that during the construction stage till handover the process is bit frustrating with the TVS folks as they were bit rigid and keep the customers distressed. Post handover the folks on ground (the site folks) are much better and easy to work with for the issues. On a scale of 10, I would rate the overall experience as 6+

We purchased our home with immense hope and excitement, but unfortunately, the journey has been a huge disappointment. The entire process was riddled with hidden details that were never communicated during the sales pitch, yet they conveniently surfaced once the payments were made.To begin with, buyers are not allowed to visit their homes before making 100% payment—a policy that leaves customers with little control or assurance during the construction phase. Adding to this, they maintain exclusive contracts with vendors that you're forced to comply with, such as choosing a specific bank for home loans or an internet provider. These arrangements leave no room for personal choice, making the process even more frustrating.Initially, the payments are linked to construction milestones, and the pace of work is impressive during the early stages. Every month, you're thrilled to receive milestone achievement notifications, but this momentum vanishes once 85% of the payment is completed. At this point, the focus shifts to other phases or projects, and the construction of your home slows significantly. This neglect leads to a lack of maintenance, and by the time you receive the handover, the house no longer feels new. It’s disheartening to move into a home that already shows signs of wear and feels neglected.Additionally, there were financial grievances such as higher GST rates on pass-back charges and penalties for late payments—even when delays were due to their own shortcomings. Fighting back against these unjust charges required a tremendous amount of effort on our part, and meticulous documentation of all communications via email helped us save an additional ₹40,000. This experience underscores the importance of keeping records as proof to combat their unfair practices.While we faced several issues during the construction phase, we held onto optimism regarding the quality of the building. However, this optimism was short-lived. The wooden flooring creaks, there are gaps in the door frames, and rust in grills and switches broken within a month of usage, all of which leave much to be desired in terms of finishing quality. Furthermore, the true test of quality will be during the rainy season, where we'll find out how the house stands up against weather-related challenges.To make matters worse, the CRM (Customer Relationship Management) team’s unresponsiveness has been a constant source of frustration. Their policy seems to be to ignore customers until they give up out of sheer exhaustion. Only with daily follow-ups and harsh communication were we able to get any response, which is completely unacceptable.In summary, this experience has been far from what we had envisioned. If you're considering this builder, be prepared for a lack of transparency, poor customer service, and a quality of work that may not meet your expectations. Proceed with caution.
