Why we didn't like this project: 1. Zero construction progress even after 10 months of receiving RERA. By now, atleast till third floor should've been constructed. 2. Payment Plan: No builder gives these payment plans unless they're struggling big time to get any sales. When Birla couldn't sell in a year after spending crores on marketing then how would an investor do resale when there's 100s them opting for this plan hoping to exit before the last installment is paid? This strategy has failed across almost all projects I've seen. 3. Payment timelines: They're possibly lying about excavation in July 2027. Once flats are sold with new scheme, they can start excavation in Jan 2026 itself and complete the super structure by July 2027! 4. High tension line right at entrance 5. Limited borewell, so may have to depend on water tankers 6. Birla temple right outside the gate, that too without any planning for parking for it. Those car will create blockage around society 7. 2031 possession - only for investors 8. Project being carried out by Varditha and not by Birla. The agreement and RERA are not in Birla's name. 9. 80% units are not suitable for end use, either poor ventilation + sunlight or inauspicious vaastu. 10. Connection road to Sarjapur is very narrow with no possibility for widening, when all apartments in the region will give handover, imagine plight of 40-45 mins to get to main road. This road will not improve. 11. If anything happens, ambulance entry and exit will be delayed badly. 12. Cabs will not come 4 kms inside readily for pick up. I once went to harvest school, even for 1 km no cab or auto was coming 13. Pricing is high wrt location and density 14. Roads to Sarjapur may not be safe in night 15, premium flats are being kept for phase 2 launch, after all the "quick money investor scheme" flats are sold out 16. Sales team have bonding with channel partners, so will tag you to their ones, who gives them commission 17. Very high density for amenities planned. 18. Pool privacy is gone as bachelor's will keep watching you while swimming, as all 1 or 2 bhk are pool facing. 19. All open areas are at the entrance and the actual area where the towers are placed, is very crowded. 20. Most balconies are going to look at 100s of other Balconies. 21. No hospital, hotel, mall, restaurants, supermarket anywhere close to the society. Why exactly would someone want to live there? Overall, it's a horrible project, with a horrible location, and it's unfortunate that so many first time home buyers will get fooled.

Recently booked a unit at Evara. The project looks promising and has good planning. Only problem i can currently anticipate is the road connectivity to the project since there is very less scope of road widening. Overall, a very good project to invest as per location and pricing/plans.
