Luxury segment apartment. next to begur lake, thay have amenities on lake buffer zone. 1500+ sqft units are having single small size balconies - this can become an issue. rest all design is good, well planned floor plans and utilization of space

I went to AssetZ Canvas & Cove site to enquire as my friend has booked flat in this project. The Assetz Canvas and cove is good project with lot of open spaces and amenities.Pros – Tower design good, Open spaces, all amenities , no immediate nearby local village interference, Sales team is very cooperative, Nearby school – now NPS school opened near temple side , at present no crowd- to be seen for in another 2-3 years along with DS-Max and SNN no of residentsCons – Located at remote place close to Nice road , other upcoming Projects – DS-Max and SNN – so pollution will be there during construction , No supply facility for Kaveri water planned by builder, One official nala waste drain is flowing on other side of Ph-2 – so drain smell can be assessed , this drain water is treated at end of Begur Lake side – so there also smell may come during treatment(can check from lake side),No Auto facility, school buses to check, night safety to checkCRM team response is not satisfactory as they are not transparent in terms of property details, floor plan , no of flats , no of car parks available, Delay in handover of Block-D , Narrow corridor size ( not matching with Demo flat corridor size) ,Rooms are not spacious, cramp balcony, need to compromise for Kitchen as no utility,Other side of property is close to Begur lake and the residents will get only grass weed view of lake ( as lake water is at extreme towards right side , it will be like far eye view from Assetz plot. Whereas builder is charging premium view from you with such poor view of lake / no view till 4th floor ( club house is blocking upto 4 floor).At present location is deserted and far away from any basic amenities. One chicken shop is there exact opposite to Phase -1 gate and other small shops are there.In between Ph-1 and Ph-2 there is another property ( 6-8 Acre) – so at present no one can answer what will be built in that plot- considering future construction, block the views and crowd .Apart from per Square foot rate , other infrastructure…charges are very high compared to other similar builders in that locality.Thieves can enter the property from Begur lake park side as AssetZ park side wire fencing is at very low height and easy for trespassers to cross the fence with little effort.Checked with front gate security – he told already 6-8 residents are staying in Block-D . when I asked on where is Transformer for power supply and water connection – he left inside without any reply.If you check with CRM team after booking, they will tell another cooked story as you are already trapped into the property.Got all this feedback from trapped friends.Analyze all these observations prior to booking flat here .

Hold on before investing in this project.Water is a big issue in this project from borewell water is not coming before possession borewells are dried and now depending on tankers.Please invest wisely 🙏

Editing my review as of April 22 2025 : There is no solution provided from their end as Assetz CRM Team is not ready to accept that the sales person has not explained about the view that the customer will be getting clearly (be very careful with their Sales Team).At the end it's us/customers who have to take the loss/frustration. Be very careful before investing with this builder in any of their upcoming properties (they are launching new properties every month). Their CRM and Sales Team are purely fake, they will commit anything while selling the property which will not hold true when you will get the end product. No matter how many emails you write to their CRM Head/Sales Head etc. etc. nobody is going to take you seriously and no one will even try to understand your concern and help you out. TRUST ME DON'T INVEST!!Original Post below:I don't have any other option but to let people know the reality about Assetz Sales Team.I booked my flat in Assetz Canvas and Cove in Tower-D in June 2021 and since then I have been waiting to get the handover of my flat following all the commitments that were made to me while selling the flat (FYI: My sales POC was Charles Jayakanth J). Since, Assetz appears to be a A Class Builder of Bengaluru, I blindly trusted all the commitments that their Sales person told me. However, during inspection, my flat didn't appear to fulfil any of the commitments that were made with respect to the views that I will be getting.Their sales executive/Charles told us that I will have a clear diagonal view of the Lake from my flat as Clubhouse building will end at 2nd floor (of Tower D) however, when I visited my flat for inspection, the view didn't appear 1% of what was told to me because the club house wall has gone up to 4th floor. (Please see attached view of the lake from my master bedroom). He charged us 50/- per sq. ft as a premium view charges just for the view and that's totally in vain now.Now, while am trying to get onto a discussion with their Sales Team (Umesh J, Avinash AR, Charles etc. ) no one is able to provide me with any solution. The feasible options according to them are:1. Sell this Unit and look for any other Inventory in Phase-2 and wait for the handover until 2029 OR2. Exit from the unit at the same price at which you booked (I am explicitly mentioning this because this was the option provided by their Sales Person Charles Jayakanth J. How would this option help a Customer who has put his money into the property for 4 years???????One more thing : Their Sales person/Charles Jayaknth used to tell that you will get handover of the flat by Nov 2024 and until march 2025 they just have called for inspection with the misalignments that I stated above.When I lost all the hope, I asked their Sales Head (Umesh J.) to compensate or nullify my money that was charged for premium view and he replied saying that your premium view charges are for podium and related amenities view so please proceed with the payment.In the end, being a Customer I have no where to go and accept their false commitments/misalignments. WE as a customer put money based on the reputation of the builder but it seems like for Assetz it doesn't hold true!!!!

Property brought at Canvas and co is turning to be a very good thing done by us.Thanks to Charles Nd Badhal who have made us to invest....now turning to be a good place...on the banks of Begur lake, going to be one of the best property around the area.Very excited to see the builder is doing good work on quality of construction 🚧🏗️ worth an investment ...5 acres of greenary and open space in the canvas and cove is going to be a unique and a future standard for all builders...

Assetz Canvas & Cove on Begur Road is one of the best lake-view properties in the area, with great connectivity to Hosur Road and Electronic City. The 1st phase is ready in 4 months, and the 2nd phase is due in 2028. The 1800 sqft unit (only in Phase 2) is priced at 2.15 Cr, which is fair considering the location, views, and quality. A great option for both living and investment.Note: There is no direct connect from inside of project to Begur lake .

One of the promising projects nearby Singasandra / Begur lake.The flat is pretty much closer to Singasandra / Basapura bus/ metro stations.Area is not well developed now, expected to be in good shape in coming years 🤞🏻.Sales experience was top notch. Mr. Badal was so helpful & professional handling the requests.After sales service is terrible. For every queries you may have to followup many times with the CRM. Keep this in mind before buying the property.Phase 1 tower D is nearing possession in March 2025. Project is delayed. No updates from assetz regarding the final delivery.They never stick to the timeliness or respond to any communications. So if you are okay for this go for the project. Else stay away.
