With both land area and unit density worse than market average, this layout may feel somewhat constrained. Priced at ₹11802, it sits essentially on par with the market average of ₹11423. The clubhouse spans an impressive 22162 sqft. The approach road width of 45 meters exceeds the market average of 24 meters, enhancing day-to-day accessibility.

Builder terms and conditions are not friendly, 90% of the payment has been taken by completing the structure and wait for 1 year for the possession. Though the installments are based on agreement, they will squeeze 90% of the amount and make us wait for more than year after that. The agreement needs to be made more favarable for installatments, so that the amount is distributed well by timelines and do not burden buyers. If someone wants to sell, they cannot resale also easily. They do not allow resale until OC, which is really bad and also transfer fee is very huge compared to Top builders like Sobha and Prestige. Not at all happy with terms that Rohan builder imposes on buyers

Like Rohan’s architecture and quality. Personally feel better than prestige floor layout and design . 1st one to launch on CDP ROAD , and following that other builders like Goyal , Sanjeevani and heard that Salarpuria is in the vicinity will make this area similar to Bellandur or HSR . People will complain about current road infrastructure but once it’s done , will be a key residential zone for ORR employees
