Although open area is slightly below average (55%), the lower density (16 units/acre) helps avoid a cramped feel. At ₹10239 vs market avg ₹8265, it's at a premium of about 24%. Plus, at just 2.56 kms from the nearest metro, connectivity here is excellent.
