Enjoy living on Lake bed is what I would say. Visited that area 2 decades ago and the size of the Varthur lake was enormous. Due to lack of proper control and measures , builders kept dumping mud and landfilling the lake. Now they are just building infrastructure on it. For road widening a classic example would be Panathur road and its famous S cross and railway underpass. Plus CDP road which builders have been talking about for ages. Sobha , prestige , Adarsh all sold properties saying CDP road is coming, but nothing has moved much but builders are selling at even higher prices and people are buying. Personally I think , things will not move much, tomorrow if these big builders decide to push more or fund some infrastructure development it may work. But I do not see that happening. I hope all the people investing in an overpriced market realize that , builders are just taking customers for a ride due to a bull market with the surge pricing , sold out launches and pre launch EOI shows happening. At a later point of time when the bull run stops , it will be difficult to recover investment made in these overpriced projects.

To get a Premium builder project at this location is very rare.The design and specs are good.They have 4.5 acres of land,which is also worth mentioning as common areas and other facilities will not be compromised.

A property that is actually IN Whitefield. These days it is difficult to find new societies coming up in good locations. Everything is exterior to Bangalore. I think this will be one of the few under construction projects that is closer to everything. Offices are close by and premium construction is promised by the builder. Though it’s on borewell road, the society will be away from the road, making it a calm and peaceful place to live. No water logging noticed since 2023.

This is not a very big project, very limited number of flats.This is being built in an already established area with all the facilities nearby. There are 3 metro stations which are within 2 km distance. Connectivity to Whitefield, ITPL and kundalahalli is good.There are a few cons too.1. The road in front of this is already congested and there are no plans to extend the road. Expect this to get worse with time.2. There is a storm water drainage just adjacent to the project. Which ofcourse smells terrible.3. There is a lake behind the project, Prestige is taking a lot of land just for lake overflow preventing. So land utilisation is not that good.

This project is built on the storm water drain, may be by giving huge bribe. Borewell road is not capable of handling such huge apartment traffic. Already ground water is zero there.
