One of the best projects in Kollur- Thellapur area. Great location and amenities. Hopefully the project will be finished in the promised timeline. Anvita and RS Passura group are doing great job with marketing and promotions. They them selves want to promote as tier 1 construction company. Whether they can position themselves as one will be completely based on delivery of this project and Anvita Ivana. Looks like IVANA's construction is going according to timeline provided.

Buying a home isn’t just about owning four walls—it’s about feeling secure, having convenience, and making a place truly your own. When my husband and I started looking for a home, I had one big concern: distance.He wanted to explore all options, including places that felt too far for me. I wasn’t confident about driving long distances, so I started learning, but deep down, I knew I’d always prefer a location with easy cab access and public transport options.FINDING THE RIGHT BALANCEWe looked at multiple projects—gated communities inside the city, developing areas like Velimala, and even farther locations like Mokhila. Each had its pros and cons.City projects were way beyond our budget, and the thought of paying so much for a smaller space didn’t feel right.Some projects in developing areas were cheaper but lacked proper connectivity or amenities, making daily life harder.That’s when High 9 felt like the perfect balance. It’s just 150 meters from ORR Exit 2, which means I can travel anywhere easily, and even now, cabs are readily available. In the future, public transport is only going to get better, making it even more convenient.MORE THAN JUST A HOMEWhat made High 9 stand out to me was how well-thought-out it is. It’s not just about owning a flat, but about the lifestyle that comes with it. The 80% open space, luxury clubhouse, and endless amenities make it a place where you don’t just live—you enjoy life.Whether it’s play areas for kids, relaxing spaces for elders, or fitness zones for us, there’s something for everyone. And most importantly, it feels safe—with 24/7 security, electrical fencing, and a growing community of like-minded families, I know I can feel at ease.THE RIGHT DECISIONLooking back, I’m glad we took our time to decide. High 9 gives us everything we wanted—good connectivity, a peaceful environment, great amenities, and a community that feels right.Hyderabad is growing fast, and today’s outskirts won’t feel like outskirts for long. If you’re searching for a home that’s well-connected, secure, and built for a great lifestyle, this is definitely worth considering.

1. IGBC Platinum Pre-Certified.2. Sky Walk connecting 9 blocks.3. Vast greenery on one side (ICRISAT).4. Good Connectivity, right on Exit 2.5. Good Amenities and Mivan construction at affordable price in this area.Going to be a landmark project once completed.Legal opinion:Took legal opinion from my lawyer and everything seems clear.There was a case on Sy No 138/E but that got settled long back (2021) which can be verified in ecourts and this got RERA in 2023. I didn't find any issue as such. There would be an invalid case on every land in prominent locations to extort money in my opinion.

My Journey to Finding the Perfect FlatI never planned to buy a flat in a gated community. I always wanted a home with big bedrooms and a garden. But in Hyderabad, independent houses are insanely expensive. In November 2024, I had a realization—life is short, why not live it lavishly? That’s when my house-hunting journey began.The Search BeginsI explored multiple projects across Kollur, Tellapur, Mokila, and Patancheru. Two properties stood out—one in Kollur and another in Mokila. Both had great amenities, but they also had deal-breaking cons.Kollur Project: Right beside a massive 16,000-flat township, raising concerns about future traffic and safety. Also, ORR connectivity wasn’t ideal.Mokila Project: Had a stunning clubhouse and balcony views, but the location was too far, and the bedroom sizes felt too small.Choosing High 9After months of research, I returned to High 9 in January 2025. Though the price had increased by ₹3 lakh for the flat I chose, I felt it was the right decision. I also came across concerns in Google reviews, but I did my research:Land Dispute: The issue has now been settled between the parties. You can verify this on eCourts.Industrial Pollution? After multiple visits, I found no industries nearby—just construction dust, which is temporary.Pros1. Beautifully designed with world-class amenities2. Right next to ORR Exit 2 (great connectivity)3. Many reputed schools nearby4. Wider corridors5. Greenery all around6. Mivan construction for durability7. Skywalk and public cycling track nearby8. No slums in the vicinity9. Bigger master bedrooms compared to other projectsConsI. No podium parking (not a dealbreaker)II. The area will become highly crowded in the futureIII. The wait time is long (but the investment will appreciate significantly)Final ThoughtsI’m not a property reviewer, so I won’t list every amenity—you can check the brochure for that. I just wanted to share my experience to help fellow homebuyers. If you’re looking for a well-connected, luxurious, and future-proof investment, High 9 is a great choice. The wait is long, but for what it offers, it’s absolutely worth it.
