I am one of the plot owners in the Sumadhura Panorama project near Devanahalli, and I want to share my personal experience so that future buyers can do their own due diligence. During my purchase discussions, the focus was mainly on the future CDP road access, greenery and development potential around the project; there was no mention in my interactions about any large railway facility proposed immediately behind the layout. Recently, through Google Maps imagery and news reports on the Bengaluru Suburban Rail Project, I came across information about a ‘Devanahalli Suburban Rail Depot’ / ‘Akkupete depot’ planned on roughly 45–46 acres of land in Akkupete, Devanahalli taluk, with plans approved by Karnataka authorities around 2023 for a multi‑track maintenance depot. From the layout maps and satellite images circulating in our owners’ group, this proposed depot appears to be located directly adjacent to Panorama, with railway tracks on multiple sides of the project boundary. As an existing buyer, this raises serious concerns for me about potential future noise, air and soil pollution, loss of the nearby forest belt once construction of the depot begins, and the overall impact on livability and property appreciation if a high‑intensity rail maintenance depot comes up right next to a plotted residential community. Many owners in our group were also not aware of this depot plan at the time of booking and are now reassessing their expectations of the project in light of this new information. My only request to prospective buyers is to independently verify the exact location and extent of the proposed Devanahalli/Akkupete suburban rail depot with official sources, check all latest government notifications and approved plans, and physically review the surroundings on the ground before making a decision. Developers and channel partners should also be completely transparent about major infrastructure projects in the immediate vicinity so that buyers can take an informed call about whether the trade‑off between pricing and long‑term livability works for them
