Before you commit your hard earned money on the delivery promises, please check the significant delays in recent Prestige projects. Most projects in Prestige City are 8-12 months late. Payment was not linked to construction so people paid 85-90% of the money now waiting for completion which seems like a year away for Meridian Park (was supposed to be done this year). For Avalon Park they applied RERA extension and even after that period was over, they just started doing handover to few owners but took months to handover more flats (still not completed). Quality of work has also suffered as they did things in a hurry.

The project is massive. Prestige has been known for quality construction. This project has everything that you would expect in a modern living. But there are few things that simply does not make sense. 1. Higher Cost of 2/3/4 cr+ for something that is yet to come in next 4-5 years, simply does not make sense. This has been a trend since last 18-24 months in bangalore when the prices has gone up by upwards of 50% in last three years. This signals something is wrong with real state market for sure. The crash is inevitable in next 3-5 years. Builders are away or unaware from global economic scenarios? Timing of investment is key in over inflated market. 2. Graveyards within the premises, is something few will find completed unacceptable. I dropped the idea of purchase because of the over inflated price and graveyards reasons. You do not want to start your day by watching dead bodies and cremation activity. 3. The new projects launches are becoming a normal. Look at the progress of last 1-2 year in any new projects and assess how timely you can expect any large project of this scale 4. I am not questioning this project but in general , where are the real buyers. If you have options to choose any flat, the claim of 70% sold out , appers to be hollow 5. The project is in too interior from main road on a narrow lane. It would take 25-30 minutes min to reach Bannerghatta road once the project comes to life. 6. The surrounding area not that great and unlikely to change. Such pricing would have made sense on main road, but not on so internal approach road 7. I compared this location with other properties on Sarjapura road, EC and Whitefield. From appreciation perspective, those looks better to me 8. Again this is my personal viewpoint and preferences, does not indicate that there is something wrong on the project. Make your assessment. If you have lot of money, go for it :) 😜

This is one of the prestigious properties in South Bangalore, offering a wide range of modern amenities and excellent infrastructure. Once Prestige completes the construction and landscaping works, the graveyards and drainage canal will not be visible and won’t have any impact on the residents. In fact, such surroundings are quite common across many parts of Bangalore. Over time, with proper development, these things blend into the environment. In fact, nearby properties are already quoting more than 15k per sq. ft. as a launch price compared to that, Prestige Southern Star is far better positioned in terms of value and pricing. Definitely, after four years, Prestige Southern Star will turn out to be a valuable asset both for those who have purchased it for living and for investment purposes.

Visited this place and saw few graveyards ...they are justifying it by saying it has private roads ...yet they charge high.

Project from one of the most prestigious builders of India, so likely to live with the expectations of the buyers/customer in terms of quality, amenities and timely delivery. The pricing was kept on a higher side by creating a kind of FOMO and thinking that Prestige can sell at the rate whatever they want irrespective of location even by disregarding their EOI customers. This myth (overconfidence) created by the builder has to be broken by at their own by learning from this project as well as some other few projects launched in last 6-9 months. Moreover the progress on this appears is almost nil as of now although the project was officially launched almost 5 months back and particularly considering the requirements of massive construction and development.
