I paid a booking advance to Urbanrise for an apartment. No registered Builder–Buyer Agreement was executed. Due to a medical emergency, I cancelled the booking and requested a refund. The builder is attempting to deduct ₹20,000 based on a clause in a booking form, which is unregistered. As per my understanding of TN RERA Section 13(1), deductions are not valid without a registered agreement. The refund has also been delayed, and multiple follow-up emails have gone unanswered. Sharing my experience here so prospective buyers are aware of the refund handling process and can make an informed decision. Update: I did not receive even a call from them. This is how they operate. Pathetic.
